Sr. Service Technician/Chiller Technician
JOB SUMMARY: Reports to a designated supervisor or manager. Guidance procedures are well defined, work instructions are specific and little or no supervision is required. Assists other technicians with completion of facilities service work requests as they are received. Work is typically of a complex nature and requires creative solutions. Performs duties at the advanced level with little or no supervision. Performs other duties as assigned by immediate supervisor.
DUTIES AND RESPONSIBILITIES:
· Responds to Facility Service Work Orders. Responses primarily will be of the issues with the HVAC systems.
· Completes major repairs and in-depth preventative maintenance as well as other facility maintenance services as may be assigned.
· Interprets compliance requirements and ensures standardization of work.
· Identifies opportunities for process/system improvements and implements them as they are approved.
· Takes and logs readings from critical equipment and takes appropriate corrective actions before system outage occurs.
· Interprets blueprints and schematic drawings or oral/written instructions to assure completion of work to plan in commercial building maintenance operations.
· Uses tools and equipment that are sophisticated in nature, and need to be kept in a calibrated or adjusted state.
· Trains technicians in the latest state of the art techniques, and prepares them for increased responsibility.
· Keeps tools and work areas in a clean and orderly manner.
· Uses required personal protective equipment while satisfying all work requests.
· Observes and complies with all company safety policies.
· Completes all required paperwork timely and accurately.
· Serves as primary technical resource in area of expertise.
· Works on and completes all facility team-based goals.
COACHING AND TRAINING:
· By example, fosters and develops improvements in functional processes and procedures.
· Using trade career paths, strengthens own skills and urges subordinates to improve their capabilities via training and advanced education.
· Trains others in areas of their area of expertise and within Services. Is the primary resource for a Service Technician I & II.
POSITION QUALIFICATIONS:
CONDUCT: Ability to follow specific directions, performs a changing variety of duties, repeat tasks of short duration according to a set procedure and work within precise limits and standards of numerical accuracy. Has excellent attitude and work ethic. Must have a neat and clean appearance. Performs as a self managed individual. Willingness to continue education and grow personally and professionally with the company.
EXPERIENCE:
· McQuay, Carrier, and Trane Chiller Certification(s).
· Seven (7) years of progressively increased responsibilities and diverse experience in a defined craft.
· Seven (7) years of direct experience in the operations and maintenance of facility systems.
· EPA Universal Certification.
· Stable work history showing responsibility and professional growth.
· Strong understanding of preventative and predictive maintenance (PM) tasks with the ability to document PM tasking and frequency changes.
· Proven electrical and building systems knowledge.
· Has basic knowledge of construction processes and techniques.
· Hydronic pumps, coils and cooling towers
· Boilers and associated controls
· Water/Air cooled chillers and associated controls
JOB SKILLS AND EDUCATION:
· Strong math, verbal, written skills.
· Two (2) year technical degree or equivalent work experience, and/or professional experience desired.
· Strong interpersonal skills.
· Ability to communicate on multiple levels.
· Intermediate computer skills.
· Current Universal Refrigeration License and/or other positional licenses as required.
PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
· Must be able to lift 80 pounds in the work environment and carry it 50 yards.
· Must have the ability to remain calm in a stressful or emergency situation that arises at the work site.
· May be exposed to wet slippery floors, objects on floor and various chemicals and sharp objects.
· Works on carpeted, concrete, wood, tile and/or vinyl floors or combination within the confines of a commercial building.
· Works mainly indoors but can be exposed to temperature extremes and other weather conditions when working outdoors.

Commercial Service Technician
SUMMARY
The HVAC Technician provides HVAC services with specific responsibility for identifying repair and/or replacement needs; installing, repairing, maintaining, and upgrading HVAC systems and equipment; assisting other skilled trades; and ensuring that tools and materials are available at the job site

JOB DESCRIPTION
Mechanical Project Manager
SUMMARY
· This role will provide overall management direction for a projects and will perform additional duties that include procuring equipment and subcontracts, monitoring and accurately projecting job costs, maintaining billing and schedules and providing technical support and leadership to the field. Additional responsibilities include providing production oversight with the project’s Superintendent on the day-to-day activities of assigned projects. The Project Manager will also develop and maintain long term customer relationships to foster better communications and develop future work
· Ultimately responsible for quality projects being built on time and within budget
· Reviews project estimates and verifies accuracy of entry into job cost system as well as accuracy of initial estimate
· Conducts pre-job and continuing planning meetings to ensure all project team members understand contract terms and conditions, clauses, schedules or any unusual requirements of the project
· Documents planning meeting results and ensures all action items are completed. Develops and keeps current all project schedules
· Monitors personnel manning schedules to ensure they match project schedules
· Establishes and executes subcontract and equipment buy-outs to support schedules and funding
· Visits job sites or onsite offices daily. Performs work inspections, checks job progress, and resolves project and contract issues
· Investigates potentially serious job issues and implements corrective measures
· Stays on top of all scope changes to ensure they are processed and incorporated into the current scope of work in a timely manner
· Provides material takeoff, estimate and pricing for changes to work scope
· Conducts and attends job meetings according to customer and company guidelines and schedules
Requirements
· 5 years minimum of relevant work experience managing mechanical construction projects is required. Renovation work experience is a plus
· Negotiating experience in construction change orders and project presentations is required
· Ability to solve complex, multi-faceted problems using various problem-solving techniques
· Good written and oral communications skills and polished presentation skills
· Ability to interpret contractual documents, plans, specifications, schematic diagrams and isometric drawings
· Proficiency at both technical and business letter writing
· Proficiency with computerized job cost accounting systems
· Proficiency utilizing the Microsoft Office suite, with testable skill at the intermediate level in Excel a minimum
· Understanding of financial models used in fixed price, cost plus and unit rate/price contracting
· Normally works out of a job trailer or at an on-site/offsite office setting. Walks the jobsite on a regular basis and as a result requires the ability to physically negotiate the hazards of a new project worksite/work areas (e.g. uneven surfaces, floor openings, heights, installation debris and poor lighting)
· Ability to be reasonably on-call as necessary to support the on-going 24/7 operations of our clients which may include evenings, weekends and some holidays
· Ability to be on the job site daily to check progress, inspect work and conduct meetings to resolve issue
